With the demand for self-storage spaces increasing in recent years, there is a need to balance this increased demand from self-storage players (SSPs) with Singapore’s scarce industrial land reserved for manufacturing. JTC conducted a review that began in 2021 on the future of the self-storage industry. Thank you to self-storage players (SSPs) andSelf Storage Association Asia for your valuable input during our dialogue sessions. From 1 Apr 2025, we will lift our moratorium on self-storage use requests for industrial land: - Self-storage will be considered on Business 1 sites outside core industrial areas, with Business 2 sites reserved for heavy manufacturing due to high demand. We’ve identified several sites around Singapore, including in areas such as Bishan, Clementi, Tampines and Woodlands, for potential conversion of industrial properties to self-storage use.- To minimise disruption to self-storage businesses, all existing self-storage facilities on JTC industrial land will be allowed to continue operations until the end of their current lease/ sublet terms; JTC will have further discussions with the operators on continued use of these sites for self-storage.We will continue to monitor the demand from SSPs to ensure there is sufficient land for industrial use, and work closely with the sector and stakeholders on the implementation of changes.Anil Das,Raju Ruparelia,Andrew Work,Jes Johansen,Helen Ng#BuildingIndustries

  • Wollongong is seeing its strongest construction activity since 2019, with 20 cranes now operating across the region, according to the Rider Levett Bucknall Crane Index for the September 2025 quarter.This was up 33% from the start of 2025 and now makes up 2.4% of all crane activity across the country – up from 1.8%. Residential projects make up the largest portion of cranes in Wollongong, with nine of the 20. This was up from three at the beginning of the year, indicating strong buyer demand and a growing pipeline of new housing options. Mixed-use developments and health infrastructure combined account for a further 45% of crane activity, reshaping the Wollongong CBD and supporting long-term growth.For commercial property buyers, this surge in construction signals rising local amenity, improving infrastructure and potential capital growth as the region continues to attract residents and investment. This increase in activity highlights Wollongong’s position as a key growth corridor, offering opportunities to purchase ahead of ongoing urban renewal and demand.
