Unico’s creative approach to tenant amenities is founded on one thing: building the best tenant experience possible. We combine portfolio-wide insights with block-by-block sensitivities to craft the right mix of amenities for each building. That might mean bike storage and fitness rooms in one property, or rooftop beehives and a basement bowling alley in another.
Smith Tower
When Unico purchased Smith Tower in 2015, we embarked upon a comprehensive renovation that covered building fundamentals, amenities, and the overall tenant experience. We added a bike storage room, a fitness center and studio for on-demand fitness classes, and a tenant-only lounge and roof-top deck on the 22nd floor.
US Bancorp Tower
In 2014, Unico envisioned a bold strategy to reposition and update US Bancorp Tower as a modern and sophisticated office tower. Investing $15 million in the lobby alone, we spent a year renovating the 1.2 million square foot tower and plaza, adding retail amenities, contemporary finishes, and a stunning new staircase and glass walkways to improve circulation.
The DC Building
The DC Building remodel rectified more than six decades of deferred maintenance by implementing $10 million in renovations, including a striking new lobby, improvements to the interior and exterior common spaces, and an upgraded fitness facility. The building now features a one-of-a-kind, tenant exclusive bowling alley and social space in its basement.
Sustainability
Amenities do not cover the entirety of the tenant experience. Unico interweaves sustainable practices and the latest in health and wellness to create and nurture spaces meant for humans. From simple solutions like low-VOC cleaning products, comprehensive composting programs, and LED lighting, to the latest advances in sustainable technology, such as chilled beam cooling, composting toilets, cross-laminated timber, and electrochromic glass, we make sure our buildings foster a sense of well-being and productivity for everyone.
