The steady stream of Georgian office buildings going for sale in Dublin’s south inner city looks like continuing. The focus of attention this week will return to Fitzwilliam Square, where another gem, number 47, goes for sale through estate agent Michael Turley at €2.35 million. The four-storey over basement house is part of a terrace of Georgians that is among the most photographed in the city. It is in good condition and has a floor area of 413sq m (4,450sq ft) that is let on a new 20-year lease at €376 per square metre (€35 per square foot). The rent roll of €157,500 will give a gross return of 6.7 per cent.
